What We Do
Creating an InventoryPrior to commencement of the tenancy, Academy Inventories will collect the keys, visit the vacant property and inspect the property from top to bottom, recording the condition in minute detail. Digital photographs may be taken. The inventory is then typed up and set out in a logical, easy to read layout, including any colour photographs. Two or three hard copies are then produced, neatly bound and delivered to the agent or landlord. Alternatively, the Inventory may be sent via email in either PDF or Word format. Your inventory will also be held in a secure electronic archive, backed up off-site. It will be retained for a period of at least seven years, in case of future legal challenge. Check-inAcademy Inventories will liaise with the tenant at the property prior to the move, where the clerk will work through the inventory with the tenants, ensuring that they are happy that everything has been recorded. If repairs have been carried out after the inventory has been created, it will be necessary to amend the inventory by hand. Check-outAcademy Inventories will visit the property at the end of the tenancy. The clerk will fully inspect the property, recording any new damage or missing items. Mid Term ReportIt is advisable to have the property inspected every 3-4 months to record any new damage and make a general assessment of the condition of the property and its contents. Academy Inventories will provide a report to the landlord, highlighting any action which should be taken by the landlord or tenant. The tenant will also receive a copy. Read on to discover more...
