About Inventories
An inventory is a detailed and accurate log of the condition of a rental property, whether unfurnished, furnished or part-furnished. It may include the gardens and outbuildings, but will not generally include any external examination or structural survey. The purpose of creating an inventory is to ensure that, at commencement of the tenancy, the tenant and landlord are fully aware of the property's condition. At the end of the tenancy, the inventory will be compared with the property's current condition. If the tenancy lasts for a period of years, it is very difficult for either party to remember whether or not a particular rip or stain was present at the outset.
